What Shapes a Land Clearing Project in Nashua

Open land in Nashua is limited, so clearing work usually happens on infill lots and lot edges next to homes, businesses and protected water.

Wetland buffers are reviewed by the city

Nashua's Land Use Code sets wetland buffer widths by wetland class and sends work inside them through review. If a lot touches a wetland or brook, the clearing limit is set by the buffer line, not the property line.

Two rivers and a large brook

The Merrimack River, the Nashua River and Salmon Brook bring state shoreland rules into play. Clearing near them is planned in smaller areas, and lower thresholds apply for terrain permits on shoreland.

Neighbors close on every side

Infill clearing often runs right up to fences and yards. We sequence the work so trees come down away from structures and debris leaves the site quickly instead of piling up for weeks.

Street access and hauling

On busy city streets, getting trucks and trailers in and out is part of the schedule. Lot frontage and driveway width decide where we stage equipment and load debris.

Permits to Check Before Clearing Land in Nashua

Larger clearing jobs can trigger state and city rules. These are the ones we look for with you.

Alteration of Terrain. NH DES requires an Alteration of Terrain permit when earth moving cumulatively disturbs more than 100,000 square feet over 10 years, or more than 50,000 square feet if any part is within protected shoreland (Env-Wq 1502.58 (opens in a new tab); RSA 485-A:17 (opens in a new tab)).

Wetlands. Excavating, removing or filling in wetlands and banks requires a state permit (RSA 482-A:3 (opens in a new tab)). Nashua also reviews work within its wetland buffers and requires replacement of trees unlawfully removed from them (Land Use Code 190-112 (opens in a new tab)).

Intent to Cut. If clearing produces timber, the owner may need to file a notice of intent to cut with the city's assessing office before cutting (RSA 79:10 (opens in a new tab)). Some land conversion cuts are exempt up to set limits when the owner has the permits for the new use (RSA 79:1 (opens in a new tab)).

Check with Nashua's planning and assessing offices for your parcel. This is general guidance, not legal advice.

How Much Does Land Clearing Cost in Nashua?

HomeGuide (opens in a new tab) puts national land clearing averages at about $1,200 to $8,000 per acre: roughly $1,200 to $2,500 for light brush and small trees, $2,500 to $4,500 for moderate growth, and $4,500 to $8,000 for dense woods with large trees. Grading for a small home site is listed separately at about $2,000 to $5,000 on mostly level land and much more on rocky ground. These are national reference ranges, not our prices. Land clearing has too many variables for a calculator, so we price it after looking at the lot. If part of the job is brush or small trees, our forestry mulching cost calculator gives a rough starting point.

What changes the price here

  • Size and density of trees on the lot
  • Distance to wetland buffers that limit where machines can work
  • Truck access from the street and room to stage equipment
  • Volume of logs, brush and stumps that must be hauled
  • Grading needed after clearing

Land Clearing in Nashua: common questions

Can you clear a small infill lot in Nashua?

Yes. We work on small lots with track loaders, a mini excavator and a grapple, and we haul debris away with our own trucks and trailers. Send the address and a few photos so we can plan access.

How do I know if my lot is in a wetland buffer?

Nashua's Land Use Code sets buffer widths by wetland type, and the city reviews work inside them. A survey or site plan usually shows the line. If you do not have one, check with the city planning office before clearing.

Do I need an Alteration of Terrain permit?

Only for larger projects. The state threshold is more than 100,000 square feet disturbed over 10 years, or more than 50,000 square feet when any part is in protected shoreland. Most single-lot jobs in Nashua stay under it.

Do you remove stumps as part of land clearing?

Yes. We can grind stumps in place or pull them, depending on what you plan to build. Stumps near a river or wetland may need to stay in the ground under state shoreland rules.

What happens to the trees and brush?

We haul logs and debris off site, or we can mulch brush in place where it makes sense for the lot. Tell us if you want to keep firewood.
