What Shapes a Land Clearing Project in Londonderry

With 42 square miles of mostly land, Londonderry has more room for clearing than its neighbors, which means bigger projects and closer attention to state thresholds.

Bigger parcels reach state thresholds

Clearing several acres for a house lot, barn or commercial pad can approach the 100,000 square foot Alteration of Terrain threshold, which is about 2.3 acres. Phases over 10 years count together, so plan the total area early.

Conservation Overlay buffers

Londonderry sets wetland and stream buffers through its Conservation Overlay District. Work inside them goes through a conditional use permit process with Conservation Commission input, which affects the layout of a cleared area.

Brooks across the town

Beaver Brook, Little Cohas Brook, Watts Brook, Colby Brook and Nesenkeag Brook drain different parts of town. A parcel crossed by a brook often has a smaller clearable area and needs erosion control at the edges.

Timber on wooded acreage

Clearing wooded acreage can produce enough timber to require a notice of intent to cut with the town's assessing office. We plan cutting and hauling with that in mind.

Permits to Check Before Clearing Land in Londonderry

Alteration of Terrain. NH DES requires a permit when earth moving cumulatively disturbs more than 100,000 square feet over 10 years, or more than 50,000 square feet if any part is in protected shoreland (Env-Wq 1502.58 (opens in a new tab); RSA 485-A:17 (opens in a new tab)).

Wetlands and town buffers. Excavating, removing or filling in wetlands and banks needs a state permit (RSA 482-A:3 (opens in a new tab)). Londonderry's Zoning Ordinance Section 4.6.1 sets Conservation Overlay District buffers, and the Conservation Commission reviews unavoidable buffer impacts and mitigation (Buffer Mitigation Policy (opens in a new tab)).

Intent to Cut. If clearing produces timber, the owner may need to file a notice of intent to cut with the assessing office before cutting (RSA 79:10 (opens in a new tab)). Land conversion cuts can be exempt up to 15,000 board feet, 30 cords and 300 tons of whole tree chips when the owner has the permits for the new use (RSA 79:1 (opens in a new tab)).

Confirm with Londonderry's Planning and Economic Development Department and assessing office for your parcel. This is general guidance, not legal advice.

How Much Does Land Clearing Cost in Londonderry?

HomeGuide (opens in a new tab) puts national land clearing averages at about $1,200 to $8,000 per acre: roughly $1,200 to $2,500 for light brush and small trees, $2,500 to $4,500 for moderate growth, and $4,500 to $8,000 for dense woods with large trees. Grading for a small home site is listed separately at about $2,000 to $5,000 on mostly level land and much more on rocky ground. These are national reference ranges, not our prices. Land clearing has too many variables for a calculator, so we price it after looking at the lot. If part of the job is brush or small trees, our forestry mulching cost calculator gives a rough starting point.

What changes the price here

  • Total acreage and tree density
  • Conservation Overlay buffers that change the clearing layout
  • Brook crossings and erosion control at the edges
  • Stump removal and rough grading for building
  • Volume of logs and brush to haul

Land Clearing in Londonderry: common questions

How much land can I clear before I need a state permit?

The Alteration of Terrain threshold is more than 100,000 square feet disturbed over 10 years, about 2.3 acres, or more than 50,000 square feet if any part is within protected shoreland. Grading and stump removal count toward the area.

What is the Conservation Overlay District?

It is Londonderry's zoning district that sets buffers around wetlands and streams. Work inside a buffer generally needs a conditional use permit, with input from the Conservation Commission.

Can you clear land for a barn or farm expansion?

Yes. We clear trees and brush, remove stumps and rough grade for barns, pastures, fields and outbuildings. Tell us the footprint and how the area will be used.

Do I have to file an Intent to Cut?

If the clearing produces timber, the owner generally files a notice of intent to cut with the town assessing office before cutting. Some land conversion cuts are exempt up to set limits.

Do you haul everything away?

We can haul logs, brush and stumps off site with our trucks and trailers, or mulch brush in place where that suits the project.
